The area represented by the statistics posted below is Redmond, 98052, south of highway 908.  The neighborhoods are all within shouting distance of Microsoft. In real estate terms, we call this area 530.  The area on Education Hill is called area 550 and is not part of this report. The numbers in parentheses show last week’s totals. All numbers are gathered mid-day on Fridays from NWMLS information. This real estate activity report will be online no later than Sunday each week.

My analysis of this week’s buzz: 

The number of available homes remained consistent at 47 homes.There were 2 new listings, one home received an offer and one listing was cancelled.

 New listings: 

$465,950 Meadows townhome with an updated kitchen on a greenbelt.  Built in 1977 with three bedrooms/2 baths.

$899,950 Grasslawn Village off of 148th, built in 2000, a two story, 4 bedroom, 2.5 bath home with 3290 sq ft.

Back on the market:

Homes receiving offers this week:

$343,800 last week’s least expensive home in the area received an offer.  It’s 2 bedroom/1.75 bath one level townhome in Sammamish Forest Manors. This home’s price had just been reduced last week.

Pending sales this week: 

(inspection has been satisfied)

$348,700 a rambler town home in Sammamish Forest Manors

$518,950 a rambler in Little Tree listed originally at $580,000 and on the market for 276 days.

$725,000 2270 sq ft two story in Sheffield Greens originally priced at $738,000 and on the market for 166 days.

All three of these homes received offers last week, the inspections have been done, and the homes are now pending.

$725,000 Hampton Place two story with 5 bedrooms and 2.5 baths.  It received an offer two weeks ago.

$819,900 Emerald Meadows a new neighborhood of 3 homes off 156th down near the Meadows.  This home had been on the market for 321 days and been priced at $849,950.

$585,000 a mid-entry in Woodford that had been previously priced  at $595,000 and was on the market for 105 days.

Price reductions:

$649,500 two story home in Country Creek, originally priced at $715,500, it has been on the market for over 200 days.  The home has a view of the mountains, 3 bedrooms and 2.5 baths.

$798,000 for a newer style two story home with 5 bedrooms, 2.5 baths, a 3 car garage and a view.  Originally priced at $844,000 and located near Lechner Ridge.

$819,900 the last home in Emerald Meadows off 156th.  It’s a new home right across from the home that is listed as sold above for the same price.  It, too, has been on the market for over 300 days.

$1,399,000  new construction near Microsoft originally priced at $1,599,000.

In the neighborhoods close to Microsoft we still are seeing a busy market.  There are still some prices coming down, but sales activity over the last few weeks has been very good.  When homes are priced right, even after a long time on the market, they are selling.
