Redmond Washington’s First Traffic Light- The First Busy Intersection

Where was the first traffic light in the City of Redmond?  Where was that busy intersection?  When was the first traffic light needed in Redmond?

The corner of Leary Way and Redmond Way got the first stop light in downtown Redmond in 1966. The map shows the downtown core which contains many of the historical buildings and shows this all important intersection.   Hmm…I think a lot has changed since then.  Could be that Microsoft factor.

The corner took on a new identity when the stop light was put in.  The crossing was called “Walk and Don’t Walk” after the light was installed.

This was the busiest intersection in 1966.  What do you think is Redmond, Washington’s busiest intersection today?

A busy week in the Microsoft area for real estate.  Eight new listings are on the market this week, bringing the total of available homes back up to one of the higher numbers we’ve seen this year.  However, there was a lot of other activity with homes receiving offers, going pending, price reductions, and home sales closing.  There was a brisk amount of activity as things were happening in real estate around Microsoft.

This week’s closed sales:

$498,600 Tri-level in Gleneden with a list price of $498,888 on the market for 4 days sold $288 under full price.  ***The seller did everything right.  This was a well priced home with significant updating, granite, stainless steel, fresh paint and carpet.

$560,000 Gleneden two story with an asking price of $599,000 was on the market for 72 days, and sold for almost 7% below the original asking price.  ***A lot of square footage in this two story for the money with its 4 bedrooms, plus bonus room.

$645,000 Ardmore Village was originally listed at $665,000, sold in 46 days for almost 3.5% below the asking price.  ***Came on the market at less than what other homes in the neighborhood started selling for earlier in the year.

$610,000 Another Gleneden (is everybody moving in the neighborhood this year?) daylight rambler on the market for 363 days with an original list price of $699,900.   ***A unique home with 7 bedrooms and 5 baths, it appealed to a specific market, someone needing the large number of bedrooms and baths.

$812,000 Grasslawn Park area 3 year old home, bank repo, priced at $835,000, sold in 30 days.***Aggressive pricing sold this home.


Volunteer, Recycle, Hear Great Music all at Redmond Washington’s Marymoor Park

What Were the Chances of Selling a Home Near Microsoft in July, 2008?

Sellers had an 16% chance of getting a home sold in West Redmond and East Bellevue, both neighborhoods near Microsoft, in July, 2008.
July, 2008                349 homes for sale,  55 sales,     16% chance of selling.
June, 2008               323 homes for sale,  75 sales,     23.2% chance of selling.
May,   2008             347 homes for sale,  47 sales,     13.5% chance of selling.
July, 2007                205 homes for sale,  69 sales,     33.7%    chance of selling.
The area east of 405 and south of highway 908, the Redmond/Bellevue area close to Microsoft, again has the strongest real estate sales activity for the eastside.    Even though it’s strongest real estate market on the eastside, there was less of a chance to get a home sold last month than in June.   June stands out as the strongest performing month for most eastside neighborhoods. July’s market performance and the absorption rate is more similar to May’s real estate activity than June’s.  It will be interesting to see if the Microsoft area, Redmond and East Bellevue, remains the strongest area on the Eastside for real estate sales.  I’ll keep you posted on the weekly/monthly activity.

This week’s closed sales:

$520,000  Rambler style home in Little Tree with a list price of $534,995 with an original price of $549,995 on the market for 45 days sold 6% under full price.  This home is 2000 square feet with 3 bedrooms and 2.25 baths.
***This is a lot of square footage in a rambler style home for the money. Great price per square foot.

$722,760 Sheffield Greens two story with an asking price of $758,500 was on the market for 45 days, and sold for about 5% below the original asking price.  The home was a 3 bedroom with 2.5 baths. ***A popular Burnstead resale neighborhood of established homes located just across the street from Microsoft’s Redwest campus.

$739,950 Evergreen Lane new construction off of 148th near Grasslawn was originally listed at $752,950, sold in 60 days for almost 2% below the asking price.  Two story home with over 3000 square feet, 4 bedrooms, and 2.5 baths. ***New construction with a bit of a discount off full price.

$1,010,000 Parkside at Wilshire new construction home was on the market for 540 days with an original list price of $1,189,800.  Two story home with 3700+ square feet and 4 bedrooms, 4.25 baths. ***New construction with a long listing time because the property was listed when it was still an empty lot.  The builder gave up about 9% in the  price of the home.

Inventory in the area dropped to 75 homes from the high of 81 homes. The number of homes for sale in the area is almost double what was for sale in the spring.  

Homes in this market will sell when they are an attractive home and a value in the marketplace. There is a continous turn-over of homes for sale in the area around Microsoft.

A Better Way to Commute to Microsoft’s Redmond Campus?

Gas prices and traffic in Redmond, Washington near Microsoft got you down?  Hop on a Segway and beat the local traffic!  Microsoft has one of the best private bus systems in the country, The Connector Shuttle Service, but if you truly want to hop on a your own machine and go, this is it!

As I was driving back to the office today, I saw this man circling the main Microsoft campus at the corner of NE 40th and 156th in Redmond.  It was smooth sailing ahead for this guy.

Hmm.. wonder if I could show homes from a Segway…

Inventory in the area just went to more than 81 homes.  The largest concentration of available homes falls in the $500-750,000 price range, as it includes almost half of the homes currently for sale.  The inventory is almost double what was available in April. 

I see home sales every week (I’ve been involved in four multiple offer situations in the last 7 weeks!) and believe buyers are out looking for homes. But as I say each week, the best priced home in the best condition wins the buyer.  Homes in this market will sell if they are an attractive home and a value.


Open House at Redmond Washington’s “New” Grasslawn Park

The “New” Grasslawn Park in Redmond is celebrating with an Open House on August 7th from 10:00-11:30 on Thursday, August 7th. Grasslawn Park is located at 7031 148th Ave NE in Redmond, Washington. Redmond Mayor Marchione will cut the ribbon at 11 AM tomorrow. 

 

Come enjoy the eco-friendly new features of the park.  It’s pretty special!  It’s the perfect marriage of sustainable design in a people friendly way. The roof of the new maintenance building is planted to help assist with water run-off more efficiently.

The window walls throw open to the outside creating a wonderful space.  There’s also a beautiful water feature located right by the outdoor patio.

If you work at Microsoft’s Redwest campus, this is a great place to take a break from work.  The park is just down the street.  With its new basket ball courts.climbing rocks, picnic tables, and more, an already great park has become even better.

Two closed sales, two full price offers.  Both homes stood out from the competition, were aggressively priced, and sold for full price.  Buyers will recognize value when they see it.

Inventory is up again, but 2 homes received offers and 5 homes are now pending, having moved past the building inspection.  Competition remains strong, but there are sales happening each week.
