The area represented by the statistics posted below is Redmond, 98052, south of highway 908.  The neighborhoods are all within shouting distance of Microsoft. In real estate terms, we call this area 530.  The area on Education Hill is called area 550 and is not part of this report. The numbers in parentheses show last week’s totals.  All numbers are gathered mid-day on Thursdays from NWMLS information.

Tis the season when listings are starting to expire, are cancelled, and go off the market.  The number of homes for sale dropped by 10 homes, a 13% decline in available homes.  If you are a serious seller with a home that is priced right and shows well, you should stay in the market, as competition will continue to decline as we head to the year end.  If you are not serious about meeting market pricing, then it’s probably best if you join those who have taken their homes off the market.  Price reductions are still happening with 8 homes reducing the asking price this week.  One home, new construction, actually had a price increase.

Closed sales:

$525,000 Hampton Place two story home with 1900+ square feet, 4 bedrooms, and 2.5 baths.  Original list price of $566,000, final list price of $549,950, sold for 8% below the original asking price in 69 days. *** Solid builder, Burnstead, in a cul-de-sac of homes only blocks from Microsoft.  Ironically, another home in the neighborhood that is similar, but larger, just went off the market as an expired listing.  The price for the expired listing was significantly more than what the neighborhood sales indicate for market value at this time.

$603,000 Brae Burn rambler style home with 4 bedrooms sold in 34 days with the origianl asking price of $662,950, final list price of $649,500 with a 9% difference in the actual sales price.  ***Brae Burn is a small neighborhood of homes with a 9 hole golf course and a club house.  It is filled with well maintained homes near Microsoft.
