The number of homes for sale continues to drop dramatically, which is a good thing. There are 6 less homes on the market this week, while last week the number of homes for sale dropped by 10 homes. There are 20% less homes for sale near Microsoft this week than just two weeks ago. This week is also the first time in a long time in which there was no new listings for sale. I was correct when I said last week:
“If you are a serious seller with a home that is priced right and shows well, you should stay in the market, as competition will continue to decline as we head to the year end. If you are not serious about meeting market pricing, then it’s probably best if you join those who have taken their homes off the market.”
Closed sales:
$510,000 daylight rambler near Idylwood Park that was originally priceda t $579,000 with a final list price of $550,000. It sold in 104 days for 12% below the asking price.

$629,000 Brae Burn home with 4 bedrooms ( possible 5th) sold in 147 days with the original asking price of $644,900, final list price of $639,000 with a 4% difference in the actual sales price.
***Brae Burn is a small neighborhood of homes with a 9 hole golf course and a club house. It is filled with well maintained homes near Microsoft. This home fits the same bill with A/C, new roof, new furnace, windows, and granite in the kitchen. This neighborhood is selling well as one of the homes that received an offer this week was also in Brae Burn. There have been three sales in this neighborhood over the past few weeks.
$2,033,000 New Home along Lake Sammamish Parkway (not on the water side) with a great lake view and 6600 square feet, 6 bedrooms, and 6.5 baths. ( a lot to clean). Original list price of $2750,000, final list price of $2,249,000, sold in 98 days for 27% below the original asking price.
