The area represented by the statistics posted below is Redmond, 98052, south of highway 908.  The neighborhoods are all within shouting distance of Microsoft. In real estate terms, we call this area 530.  The area on Education Hill is called area 550 and is not part of this report. The numbers in parentheses show last week’s totals. All numbers are gathered mid-day on Thursdays from NWMLS information.

The number of homes for sale in Redmond, by Microsoft, continues to drop.  Nine homes reduced prices this week.  Sellers are doing what needs to be done to get a home sold.  Although, on the other hand, there were two homes in which the asking price was increased!

Closed sales:

$490,000 for a Bristol Woods rambler with 1460 square feet and 3 bedrooms, 1.75 baths.  This home was listed for $499,500 and sold in 27 days for 2% below the original asking price.

****This home was beautifully updated and had a gorgeous kitchen.

$725,000 Evergreen Lane new construction home built by Camwest with 3100+ square feet and 4 bedrooms, 2.5 baths. It sold in 105 days with the original asking price of $764,950, a 5% difference from the original sales price.

****Builders are offering deals to move their inventory.  Camwest is a good builder with a great reputation.

$899,000 Marymoor Hill two story with 3900+ square feet, 4 bedrooms and  3 baths. Original list price of $975,000, final list price of $938,000, sold in 68 days for about 8% below the asking price.

****Another strong neighborhood with a remodeled home with an updated kitchen, wine cellar, and media room.  Originally built by Burnstead, a strong family of builders.
