The West Redmond neighborhoods near Microsoft started the year with the lowest number of homes for sale and finished out the year with the least number of sold homes in any given month. The good news for December is the inventory was down from summer’s highs.
The area around Microsoft, West Redmond and East Bellevue, had the strongest chance for a home selling than any other eastside neighborhood in most months of 2008. This does not mean more homes were sold near Microsoft, because other areas had more sales at times, it means when the amount of homes for sale is compared to the actual number of homes sold, this area was consistently the strongest on the eastside.
Will this continue in 2009? Changes are happening everywhere. The latest Redmond news is Microsoft may reorganize/ layoff some employees. Rain City Guide also mentioned this rumor/news. We already know that hiring at Microsoft has slowed dramatically. This has been going for a few months already. Many of the homes near Microsoft sold in the past to Microsoft employees, but not all.
The neighborhoods near Microsoft provide shorter commutes to other employment centers in Bellevue, Seattle, and Kirkland than many of the other eastside areas. Add this to the fact the area has more reasonably priced housing than some other eastside neighborhoods and Redmond should improve more quickly than some other areas of the eastside. However in the short term, real estate anywhere on the eastside, including Redmond, will be very realistic.
