Bellevue and Redmond Real Estate Sales, 12-29-10

We end 2010 with fewer homes on the market! Good news for Redmond and East Bellevue home sellers.

This week’s hot price for home sales in Redmond WA, near Microsoft, and East Bellevue (east of 405 freeway). This post does not include all of Redmond and Bellevue:

$300-399,999 and $600-699,999   2 home sales each.

  • Most number of homes sold:  $300-399,999 and $600-699,999  2 homes sold.
  • Most number of homes for sale: $300-399,999.  46 homes for sale.
  • There were 184 homes for sale and 8 homes sold in East Bellevue and Redmond, near Microsoft.
  • Here’s how the chart is set up: The colors show who has the advantage in a particular price range.
    • Green means the buyer has the advantage with many homes to choose from. Homes take over 6 months to sell.
    • Yellow means the number of homes for sale and the number of sales in the price range is balanced between the buyer and the seller. Homes take 3-6 months to sell.
    • Red indicates a sellers’ market where the seller may have the advantage as more homes are selling when compared to what’s available.  Homes sell in under 3 months.

Down the side of the chart, the home sales activity is broken down into a price bracket of $99,999. All the homes priced between $400,000-499,999, as an example, are put together in one price category in the chart.

Across the top, the chart is broken down into real estate activity by the week.

There are three columns under each week. On the left side of the column is the number of homes for sale, the actives, in East Bellevue and Redmond, near Microsoft.  The middle column shows how many homes sold that week, the pendings, and the final column under the date shows the months supply of homes for sale.  In other words, if no other homes came up for sale, it would take 3.8 months to sell all the homes in the $400-499,999 price range.

Redmond, WA Real Estate News for Home Sales Near Microsoft, 12-27-10

A pattern emerged for Redmond, WA real estate right at the end of the year.  There were less buyers buying, less homes to choose from, but the homes  that got the sale sold fairly quickly, and for a good price.  Last week, the homes with new offers and sales all sold in 9 days or less.  This week, the two closed sales both sold in 3 weeks or less.  So, contrary to popular thinking, maybe the end of the year is not such a bad time to think of selling your home!

Next year I anticipate real estate to still be competitive for sellers.  If you’d like help positioning your home as one of the best values so your home is the home to grab the buyer, give me a call or email me.

Closed home sales: Two home sales closed this week.

$525,000 final sales price,  $525,000 last asking price, $549,950 original asking price, sold in 19 days for 5% below full price.

$600,000 final sales price,  $600,000 last asking price, $624,000 original asking price, sold in 16 days for 4% below full price.

We didn’t make it under the 11,000 number of listings for sale in King County, but we came pretty close.   We should start the year with 10,000+ homes and condos for sale in King County.  That number is a lot better than July’s number of 14,000+

Redmond, WA Real Estate News for Homes Near Microsoft, 12-20-10

Here we are, almost at the end of 2011. Real estate is ending 2010 on a reasonable note in Redmond, WA.  Overall, the rate of sales in the area around Microsoft has been amongst the highest of all of the Seattle eastside neighborhoods.  The number of sales for the year are slowing a bit as we head towards the last few weeks of the year, which is pretty typical. 

But, if you look at the home that received an accepted offer this past week, the home was only on the market for 6 days.  The pending sale received an offer in 9 days. This week’s closed sale is for a home that sold for full price in 4 days. Surprising?  Not really.  Serious buyers are out looking to buy right now and less homes are on the market. Contrary to popular belief, December may not be a bad time to sell a home.

Hot price for home sales in Redmond WA, near Microsoft, and East Bellevue (east of 405 freeway).  This does not include all of Redmond and Bellevue.:

$300-399,999    7 home sales

  • Most number of homes sold:  $300-399,999   7 homes sold.
  • Most number of homes for sale: $300-399,999.  50 homes for sale.
  • There were 196 homes for sale and 15 homes sold in East Bellevue and Redmond, near Microsoft.  This is pretty terrific. Sales were still strong and there are now less than 200 homes on the market.
  • Here’s how the chart is set up: The colors show who has the advantage in a particular price range.

Sellers had 22% odds ** of getting a home sold in Redmond and East Bellevue, both neighborhoods near Microsoft, in November, 2010.  The sales percentage is still one of the strongest on the eastside and has been for all of 2011.    We’re almost at the lowest point for the number of homes on the market in these neighborhoods for the year.  This is a typical pattern we see every year in real estate, regardless of the market.

So have a wonderful holiday and a great 2011, but don’t wait until July to consider selling, you’ll have more competition at that time.

(The NWMLS, the Northwest Multiple Listing Service, compiles the data together from East Bellevue and the Redmond area around Microsoft. These areas are included in the data below.  The data does not cover the entire cities of Redmond or Bellevue, but just the areas east of downtown Bellevue and highway 405 and near Microsoft in Redmond.)

If you check the link above, it shows the 5 year trend in real estate in the area.  The numbers for the Trendgraphix chart posted above may vary slightly from the MLS statistics in the above link, but the variation is slight.  The overall trend in the market is the same.

November, 2010     215 homes for sale     48 homes sold         22% odds of selling.

October, 2010         255 homes for sale     41 (was 47) homes sold    16%  (was 18%) odds of selling.*

November, 2009    243 homes for sale    35  homes sold          14% odds of selling

*Adjusted sales numbers reflect sales that failed and did not close.

**The odds of selling a home is determined by the absorption rate, which is the percentage of homes that sell each month compared to the number of  homes for sale. If there’s a 10% chance a home sells, then 10 out of 100 home sellers accepted an offer on their home during that month.  Ninety out of 100 home sellers would not have a mutually accepted offer.

Should professional dog walkers be charged a fee and perform community service in order to use Marymoor Park?

King County is looking for more ways to increase income to pay for the services provided to King County residents, and in this case, their 4 legged friends.

Redmond, WA Real Estate News for Homes Near Microsoft, 12-13-10

Yikes, where did this year go?  There’s only a few weeks left to 2010!

Redmond real estate activity is leveling off, although there were 7 home sales in the previous few weeks.  The same number of homes are on the market as last week.  However, the number of homes for sale continues to drop all over King County.  This includes a really big drop in the numbers of eastside homes for sale.

Sales of homes in Redmond near Microsoft continue to be the strongest on Seattle’s eastside.  The area around Microsoft is consistently one of the best areas to get a home sold.    I’ll be posting the real estate statistics for the month of November later this week, which will show this trend.

The number of homes on for sale on the eastside should continue to drop.  So, if you’re thinking of selling your home, think about it in January and February, before everyone else thinks about selling later in the year and the numbers start to creep up.

King County now has less than 12,000 homes for sale.  About 3000 less than the peak of homes for sale in July.  This is good news!

Redmond, WA Real Estate News for Homes Near Microsoft, 12-6-10

The number of homes for sale in Redmond, near Microsoft, is still on the lower side this week with 45 homes for sale. Good news! Only one new listing came up for sale this past week.  Redmond is clearly following the direction of the homes for sale in King County.  There are now just about 3000 less homes on the market in King County than there were in July.  This drop in the number of homes for sale should continue through the end of the year.

So, I remind you again.  If you’re thinking of selling your home.  Do it earlier rather than in the middle of the year.  You should have less competition.

$432,500 final sales price,  $449,900 last asking price, $449,900 original asking price, sold in 52 days for 4% below the original asking price.

I said the number of homes for sale in King County would drop below 12,000 and I was right.  For the past 11 weeks, the number has dropped.  Can we get back below 10,000 homes for sale?   I hope so.
