$485,000 Meadows single family home, on market for 40 days, asking price of $508,000 sold for 5% below asking price.   ***my listing

$520,000 Bristol rambler with 1670 square feet, original asking price of $534,950, sold in 52 days for 3% below asking price.   ***my listing

$557,000 Hollybrook two story with 2400+ square feet, 4 bedrooms, and a view, originally listed for $564,950, sold in 19 days, sold for 1.5% below asking price.

$776,000 Sheffield Greens two story 4 bedrooms, 2.5 baths, 2640 square feet, original price of $785,000, sold in 36 days, sold almost 3% below asking price.

Although inventory is high, there’s been great sales activity the last couple of weeks as 13 homes have sold.

Sellers had an 23.2% chance of getting a home sold  in West Redmond and East Bellevue in June, 2008.
June, 2008               323 homes for sale,  75 sales,     23.2% chance of selling.
May,   2008             347 homes for sale,  47 sales,     13.5% chance of selling.
June, 2007               179 homes for sale,   76 sales,     42.5%    chance of selling.
The area east of 405 and south of highway 908, the Redmond/Bellevue area, has come back this month with the strongest real estate sales activity for the eastside.  Last month, the Education Hill area surpassed this area as the strongest performing area for the first time this year.  But now this area is back on top as the strongest area of the eastside.  I attribute this to the location of many of the neighborhoods and homes.  People who choose to live in these areas are buying a good location for schools, shopping, and accessibility to employment centers and transportation.  Many people today want to cut down on commuting times and these areas fit the bill for the eastside.

This week’s closed sale was at $719,000 down from $749,000 with an original list price in the mid 800’s.  It was on the market for 108 days. 

Sellers had an 13.5% chance of getting a home sold  in West Redmond and East Bellevue in May, 2008.
May,   2008             347 homes for sale,  47 sales,     13.5% chance of selling.
April, 2008              289 homes forsale,   55 sales,     19%    chance of selling.
May,  2007              152 homes for sale,  97 sales,     63.8%  chance of selling.
Inventory in the area is up 128% from last year at this time.  Homes are selling in the area, but this area is no longer the fastest selling area on the Eastside.  The area has held the title for a long time, even in the slower market.  Because inventory has gone up so much, the area has beome increasingly more competitive. It will be interesting to see next month’s statistics.
The Education Hill area of Redmond had a 21.2% absorption rate this past month, surpassing the Redmond/Bellevue/Mircrosoft area by 7% in sales activity. 
If you are a seller, do not give up hope.  Be competitive and have your home show really well.

My analysis of this week’s buzz: 

There are 8 new listings, so in the last three weeks, 21 homes have been added to the market.   The are now 66 homes for sale in Redmond near Microsoft.   Three homes received offers, 2 homes are now past the inspection and are pending. One listing was canceled and taken off the market. 

Four home sales closed and the new home owner moved in. Most closed sales were below the original asking price, but one sale in Spiritbrook closed above full price.  Again, it’s that new kitchen which seems to be the driving force for home sales above the asking price.

There were four price reductions.  The pending sale in Grasslawn Village  was a bank repossession and sold very quickly.  The bank repos have been few and far between in this area.

This week’s statistics are compiled from yesterday’s data.  By 3 PM today many of you will be off for the weekend, so I am sending the weekly data along a bit sooner this week. There are 4 new listing, much less than last week’s total of 9 new listings.  There are now 61 homes for sale in Redmond near Microsoft.   One home received an offer, 3 homes are now past the inspection and are pending, and one home was taken off the market and is now rented.  There were four price reductions and no closed sales this week.

My analysis of this week’s buzz: 

This week inventory is at the highest it’s been all year with 59 homes for sale in the area.  There are 9 new listings and four homes received offers this week. One home has had the inspection satisfied and is now pending.   This week two homes closed with the ownership changing hands. Closed sale prices ranged from 2.5% ABOVE asking price to 8%  below the original asking price.  Four homes experienced a price reduction, including the home that was the best priced home in the area at the time.  This home, in the Meadows, received an offer this week.  Over the last few weeks, several homes have reduced asking prices, becoming competitive in pricing, and received offers almost immediately.
